New Delhi, 31 July 2026: India’s organized senior-living market is entering a new growth phase because of rising demand driven by a rapidly increasing elderly population. According to a JLL report, India’s total elderly population is expected to reach about 194 million by 2031, up from 138 million in 2021. According to Mordor Intelligence, India’s senior-living market was $3.55 billion in 2025. It is estimated to rise to $4.47 billion in 2026 and reach $14.14 billion by 2031.

These demographic shifts are creating a new real estate ecosystem, and only a few cities in the country are establishing themselves as senior living destinations, Bhiwadi is one of them. Because of affordable prices, improved infrastructure, a peaceful environment, and an existing ecosystem for senior living, Bhiwadi is emerging as one of the best retirement destinations in the National Capital Region (NCR).

The Rajasthan government has approved development of a modern “Clean and Green Eco-City” in Bhiwadi, and the initial survey has been completed. This is expected to help the city develop into a sustainable, future-ready urban centre. The proposed eco-city will strengthen civic infrastructure, increase green space, and improve livability, making Bhiwadi even more attractive to senior citizens who seek a planned environment.

Although Delhi, Gurugram and Noida remain preferred residential markets, high property prices, traffic congestion, pollution, and a fast urban lifestyle make them less suitable for life after retirement. In contrast, Bhiwadi’s better connectivity attracts seniors from Gurugram Delhi and Noida. Located about 45 km from Gurugram and 68 km from Delhi, it offers affordable homes, a cleaner environment, lower population density and a quieter atmosphere, making it an excellent option.

Residential property prices in Bhiwadi are significantly lower than in Gurugram, enabling senior citizens to buy larger homes at lower cost while also enjoying lifestyle amenities, healthcare support and community spaces. Its strategic position on the Delhi–Jaipur corridor and improved long-term connectivity through the Delhi–Mumbai Expressway and the Delhi–Mumbai Industrial Corridor (DMIC) are expected to boost its residential appeal over time.

Bhiwadi has already begun to establish itself as one of India’s major organized senior-living destinations. Ashiana Housing alone has more than 2,190 senior-living units in the city, including projects such as Ashiana Utsav (640 units), Ashiana Nirmay (600 units) and Ashiana Advik Phase I (250 units). Additionally, another 700 units under Ashiana Advik are currently under construction. This reflects growing acceptance of organized senior living and steady demand for retirement housing in the area.
Industry experts believe that changing family structures, increasing life expectancy and growing financial independence among seniors are driving demand for organized senior-living communities.

Ankur Gupta, Joint Managing Director of Ashiana Housing Limited, said, “Senior living is no longer just a care-based housing model; it has become a lifestyle choice focused on freedom, wellness and community living. Today’s seniors want to stay active while enjoying the security and amenities of professionally managed communities. Bhiwadi offers the right mix of a peaceful environment, affordable pricing and good connectivity to Gurugram and Delhi, making it an increasingly attractive place to live after retirement in the NCR.”

Developers say the senior-living segment is gaining acceptance because more families understand the benefits of professionally managed communities. These communities provide age-appropriate infrastructure, healthcare support, recreational facilities and opportunities for social interaction.

Despite 80–85% occupancy levels in professionally managed senior-living communities in India, the organized market’s penetration is only about 1.4%—far lower than mature markets such as the US (6–7%) and New Zealand (14–15%). Reports emphasize the sector’s strong long-term growth potential in India.

Dr. Muralidhar C.P., founder of Jeevin Senior Care and Jeevin Consultancy, said, “The next wave of growth in senior living will come from integrated communities that combine healthcare, wellness, recreation and meaningful social engagement. Assisted living and hassle free living would add to the integration. Homebuyers today seek not just houses but ecosystems that support a healthy and fulfilling golden age. Bhiwadi is well placed to benefit from this shift because it is affordable, peaceful and strategically located within the NCR.”

Industry experts believe that favorable demographics, improved connectivity and the proposed “Clean and Green Eco-City” will play a key role in taking professionally managed senior-living communities in the Bhiwadi National Capital Region (NCR) to the next level.
